BSD City Officially Designated as a Special Economic Zone — What It Means for Sky House

According to reporting by detikProperti, BSD City has officially been designated as a Special Economic Zone (Kawasan Ekonomi Khusus / KEK), with a focus on education, healthcare, digital economy, and creative industries. This designation is designed to accelerate economic growth while creating new employment opportunities across Indonesia.

The KEK BSD area will be developed across approximately 59.68 hectares of land. Of this, 28.83 hectares are located within the Green Office Park and Digital Hub district, while the remaining 30.85 hectares fall within BSD City Phase 3. Notably, the Green Office Park and Digital Hub area sits just 1–2 minutes away from Sky House BSD — placing residents in the immediate vicinity of what is set to become one of Indonesia's most significant economic zones.

In the coming years, the zone is set to be populated by international-grade facilities including foreign hospitals, modern health clinics, global universities, and a technology startup ecosystem. One of the first healthcare tenants confirmed for the area is ATOP Plastic Surgery. Monash University Indonesia is already present within the district, while BINUS University has also announced plans to open a new campus within the KEK BSD zone in 2026.

The government is targeting total investment within KEK BSD to reach Rp18.8 trillion at full operational capacity. With this level of investment, the zone is projected to absorb more than 13,446 workers — bringing a significant influx of professionals, students, and businesses into the BSD City corridor.

Given Sky House BSD's proximity to the Green Office Park and Digital Hub, the potential for increased property demand in the surrounding area is substantial. As thousands of workers, students, foreign medical professionals, startups, and business operators begin to enter the KEK zone, the need for quality residential options — apartments, long-term rentals, and exclusive accommodations — is expected to rise considerably.

When demand rises while the supply of well-positioned residences remains limited, the typical outcomes are clear: property values tend to appreciate, occupancy rates increase, rental yields move upward, and the surrounding area becomes more economically and commercially vibrant. For these reasons, areas in close proximity to the Green Office Park and Digital Hub — including Sky House BSD — are viewed by many as having strong long-term growth potential, particularly as an international healthcare ecosystem, global education institutions, and digital technology enterprises take root in BSD City.
